Services

For independent rental owners, investors and nonprofit housing owners

My brokerage focuses on apartments, plexes, rental portfolios and housing owned by nonprofits and public agencies, and I represent buyers and sellers of larger buildings too. My background in lending and affordable housing asset management adds depth on complex transactions.

You work with the principal broker

No handoff to a junior agent. I run the evaluation, the marketing, the negotiation and the closing myself.

I've been on your side of the table

I've bought, operated and sold rentals of my own in Portland and Central Oregon, including the vacation cabins at Deschutes River Cabins. I know what a seller, a landlord and a buyer each worry about.

Oregon rules, handled early

Tenant notices, Portland relocation assistance and rent-increase limits affect price and timing. I plan for them before they become a buyer's objection.

Sellers

Selling apartments or a plex

Sell with tenants in place. I prepare an organized package for buyer and lender review and coordinate tenant communications, access and required notices with your property manager and advisors.

Buyers

Buying income property

I evaluate the numbers before you make an offer, then investigate leases, condition, financing and tenant obligations during due diligence.

Portfolios and exchanges

Several rentals or a 1031

Sell together, in phases or to different buyers, or exchange into a larger property. I coordinate the sale and purchase with your qualified intermediary and tax advisor.

Nonprofits and agencies

Mission-driven owners

8 group home transactions with nonprofit and public owners. I've worked with LIHTC and HUD-financed properties for over 20 years, so I know how agency approvals, funding restrictions and resident considerations shape a sale.

Completed transactions

Multifamily and group home sales

Apartment buildings, fourplexes and group homes, including sales for a public housing authority and to nonprofit buyers who kept them in service.

How a sale works

From rent roll to closing

  1. Evaluate it

A broker opinion of value from your rents, expenses and recent comparable sales: cap rate, gross rent multiplier and price per unit.

  2. Prepare it

An organized package for buyer and lender review: rent roll, trailing twelve months, leases and known repairs.

  3. Market it

RMLS and LoopNet, CoStar sales data, and direct outreach to investors, 1031 buyers and nonprofit housing providers.

  4. Close it

Negotiating inspections and lender conditions, coordinating estoppels and deposits, and working with your qualified intermediary on 1031 timing.

Buying? Same discipline in reverse: I underwrite the rent roll and expenses before you offer, then run the diligence on leases, condition and financing before you close.

Background

A broker who underwrites like a lender and thinks like an owner

I look at the details that drive investment value: operating income, lease terms, financing and future capital needs. My experience in lending, asset management and rental ownership helps me identify questions early and prepare a property for serious buyer review.

Alongside my brokerage and rental ownership, I oversee approximately 1,460 affordable apartments across 20 properties in a separate role as an asset manager for a public housing agency.

Common questions

Before you call

What does an evaluation cost?

An initial property evaluation is free. Send what you have, such as the address, rents and expenses, and I'll follow up with an initial assessment or the details I need to prepare one. It's a broker opinion of value, not an appraisal.

Can I sell with tenants in place?

Yes. Oregon has specific rules for notices, access and terminations, so we plan showings and timelines around them with your property manager.

Does selling trigger Portland relocation assistance?

Selling a property does not, by itself, trigger Portland relocation assistance. Certain tenancy terminations, lease nonrenewals and qualifying rent increases can create payment obligations, subject to the City's rules and exemptions. I help identify these issues early and coordinate with the property manager and legal counsel as needed.

How do you price an apartment building?

From the actual rent roll and expenses, not a listing pro forma: cap rate on in-place income, gross rent multiplier, price per unit and recent comparable sales. Then I show you what moves the number, such as below-market rents, deferred maintenance or tenant obligations.

Can you work on a 1031 exchange deadline?

Yes, on either side. I coordinate with your qualified intermediary and tax advisor so the sale and purchase fit the 45-day identification and 180-day closing windows.

Should I sell my rentals together or one at a time?

It depends on who the buyers are. A package can draw investors, while individual sales can reach owner-occupants. I'll price it both ways so you can compare.
